Project in Aventura Health District Breaks Ground During Pandemic

The developer of a 10-story mixed-use project in Aventura is breaking ground despite the coronavirus pandemic.

12|12 Aventura will include a 30K SF food hall, 25K SF of mostly medical offices and 160 luxury residential units for seniors. The offices are broken into 30 condos, 40% of which are already sold, developer Rieber Developments said.

The developers are aiming to create an "Aventura Health District" with this and a sister development, called Ivory 214, which will include a medical and professional office building and an accompanying Tapestry Collection by Hilton hotel. That project is already under construction.

12|12 Aventura is located at at 21290 Biscayne Blvd., directly adjacent to Aventura Hospital, a Level II trauma center. It is within a designated medical office district, dedicated to medical and related services, where about 300 practices are located.

Rieber Developments is led by Bernardo Rieber, who specializes in mixed-use developments.

“Breaking ground on 12|12 Aventura is a significant milestone for us, especially in these challenging times,” Rieber said in a statement. “Our philosophy in creating this project has always been to bring something new and unique to the neighborhood, melding community, culture, health and wellness to benefit the area. We are extremely proud to move one step closer to delivering this project, and furthering the Aventura Health District.”

Cervera Real Estate is the exclusive brokerage for 12|12 Aventura’s office condos. Construction is being led by Winmar Construction, a division of Coastal Construction. The project is expected to be completed in 2022.
