Together AI leased 150K SF at 2 Henry Adams St. for its new corporate headquarters as the Bay Area's AI office leasing hot streak continues, the San Francisco Business Times reported.

Together AI in February 2025 announced a $305M Series B fundraise that gave the company a post-money valuation of $3.3B, and it is rumored to be in discussions for another funding round of about $1B.

Together AI in 2023 initially occupied just 3K SF at 251 Rhode Island St., but it grew to take 30K SF at the building. The AI startup’s Henry Adams Street lease is for six years, with occupancy slated for this summer.

JLL represented Together AI in lease negotiations at 2 Henry Adams St., the SFBT reported. The brick and timber Class-B building in San Francisco’s Design District was constructed in 1915 and has been owned by RREEF since 2006.

New details also emerged this week about another six-figure AI lease across the Bay Bridge. OpenAI, the maker of ChatGPT and an increasingly sizable Bay Area office tenant, took down 202K SF in Richmond last month, the San Francisco Business Times reported.

Open AI’s 10-year lease of the property near the Richmond Ferry terminal could signal an expansion into development of physical AI — robots and robotics — as the building can deliver more than 14,000 amps of power, the SFBT reported. Typical light to midsized industrial users rarely exceed power demand of 4,000 amps.

OpenAI is building out its San Francisco-based robotics engineering team and is hiring for a range of robotics-related positions. The AI startup in late March leased a 450K SF office campus in Mountain View, just after a 282K SF office sublease at 1800 Owens St. earlier in the month. OpenAI occupies more than 1M SF of office space in Mission Bay alone, the Business Times reported.

Companies in the AI sector occupy 8.75M SF of office space in San Francisco, up from just over 2M SF in 2020, Avison Young said in its first-quarter office market report. AI companies account for 13.4% of total occupied office space in San Francisco.
