Pre-Leasing Begins At 855 Brannan In San Francisco

Equity Residential’s latest apartment complex in San Francisco's Design District has started pre-leasing. Residents will begin moving into 855 Brannan in mid-June, according to Equity Residential first vice president of development Jim Kelly. The 449-unit complex includes 16K SF of retail and is close to the developer’s One Henry Adams apartment complex. Studios start at $3,200, with one-bedroom apartments starting at $3,250, two-bedroom units starting at $4,650 and three bedrooms at $6,060. The project will be fully completed by October 2017.

The complex is registered for LEED Platinum certification. Rooftop photovoltaic solar panels will provide 90% of the common area energy needs. The developer took 10,000 feet of grained Douglas Fir timber from the site’s previous building, milled it down and reused it within the common areas of the building, including walls, bars and benches.

Amenities include an expansive rooftop deck with views of the city skyline, lounge seating, fire pits and stainless steel barbecues as well as an exclusive lounge and demonstration kitchen, a library, a game room, a fitness center with group fitness rooms for classes, a dog spa and bike storage. Many apartments offer private balconies. Ceiling heights are nine feet, above the industry norm.

The complex, designed by David Baker Architects, was built on 4.2 acres and includes a 37K SF open space with a mature redwood grove designed by CMG Landscape Architecture. Balfour Beatty is the general contractor.

Equity Residential owns and manages 54 properties with 12,959 apartment units in the San Francisco Bay Area.
