Colton Commercial's Project Management Division On Serving Their Landlord Market Niche

While many project management teams work exclusively for tenant clients, Colton Commercial & Partners' Project Management Division has developed a niche to service landlord clients. Director of project management Adam Felson (right) and senior project manager Sonia Santiago (left) have a combined background of about 35 years working on behalf of building owners, giving them a unique perspective on how buildings operate. New York-based Brickman owns and manages 550 Kearny St (the firm brought in Madison International Realty as a JV partner this year) and 945 Bryant St in San Francisco, which total nearly 250k SF. Landlords with portfolios of this size are ideal clients for Colton Commercial, because they don’t have a large enough local portfolio to warrant employing a project manager full time, but they are big enough to have occasional jobs beyond the skill set of the management team.  

At 550 Kearny St, Brickman called upon Adam’s team to run a complex interiors renovation for the Social Security Administration after a renewal deal was inked. When that project is complete this fall, the ground-level branch serving the Chinatown community will allow for clients to be served faster with a more teller windows in an upgraded environment.  

Later this year, Colton Commercial will oversee a capital upgrade project to perform maintenance to the exterior curtain wall of the building.

Rita feels the team provides what she needed.
