PMC Reveals Details And Renderings For Dual Towers On Schuylkill River

PMC Property Group and Gensler have revealed renderings and additional details of their development on the Schuylkill River ahead of a Civic Design Review hearing on Oct. 5.

Called the River Walk, the two towers will sit on what is now a surface parking lot betweeen 23rd Street and the Schuylkill, and between Cherry Street to the north and a SEPTA rail bridge to the south. After the city council extended the Center City District's zoning rules to the site this summer, the towers will be built by right but still are required to go through the Civic Design Review. The nonbinding process is required for any project that contains at least 100 residential units and/or 100K SF of construction.

The north tower, 60 North 23rd St., will stand 28 stories and 315 feet tall, containing 291 apartments, 95 residential parking spaces and nearly 73K SF of ground-floor retail (with an additional parking garage for the grocery store planned to fill the retail space). The south tower, 2301 JFK Blvd., will stand 31 stories and 362 feet tall, containing 321 apartments, 97 parking spaces and 2,375 SF of retail.

Between the two thin buildings will be a pedestrian walkway and driveway from the garages. Eventually, a covered bridge will connect the buildings above the driveway.

Both towers will have rooftop terraces, while the shorter north tower will contain a rooftop pool and fitness center. According to Curbed Philly, which first reported the rendering releases, the buildings will be marketed to young professionals.

With the Gensler-designed towers, PMC Property Group will all but complete the Schuylkill River's developable land within reasonable range of Center City. The buildings will be two blocks away from PMC's office building at 2400 Market St., anchored by Aramark.
