This Week’s Philadelphia Deal Sheet: New Food Hall Coming To Schuylkill Yards This Fall

Amtrak riders waiting for trains at 30th Street Station will soon have more dining options to choose from when a 13K SF food hall with six vendors and a bar opens across the street.

Brandywine Realty Trust and Hospitality HQ are opening a new food court in University City later this year.

Gather Food Hall & Bar is coming to the ground floor of Brandywine Realty Trust’s Bulletin Building at 3025 Market St., a former newspaper headquarters that was repurposed as a life sciences hub in 2021.

The food hall will cater to travelers, office workers and students living in University City. A series of eateries curated by New York City chef Akhtar Nawab and his consulting company Hospitality HQ is set to open in fall 2025, one element of about 30K SF of new retail slated to open in Schuylkill Yards this year.

Bell Butler Design & Architecture has been hired to plan out the space, which will include decor referencing the building’s history as the home of the Philadelphia Bulletin. That building operated from 1847 to 1982.

The Commonwealth Group has purchased two high-end Philadelphia apartment buildings from Palladium Group for a combined $93M, the Philadelphia Business Journal reported.

The 191-unit Liberty Square complex at 1203 Germantown Ave. has an estimated value of $71.7M, while Corner 2nd at 1222 N. 2nd St. sold for $21.6M.

Philadelphia-based Agora Commercial Realty Advisors paid $15.1M for the 149K SF Summerdale Plaza shopping center in Enola across the Susquehanna River from Harrisburg.

Senior Director JP Colussi and Executive Director Brad Nathanson of Institutional Property Advisors represented the buyer and the seller.

Thomas Jefferson University Hospital in Center City will get an expanded emergency room and a new 30-bed surgical unit. Jefferson Einstein Philadelphia Hospital in North Philly will be home to a new 20-bed observation unit and larger trauma bays.

FINANCING

Greystone provided a $20.8M loan so S&S Properties can refinance its 206-unit Wynnewood Greens apartment complex in Allentown.

Avi Lifshitz and Aviel Hematian of Greystone originated the loan on behalf of Pankaj Sharma of S&S Properties.

Live Nation's Tower Theater in Upper Darby has been empty since 2022.

Officials in Upper Darby hope to reopen the Tower Theater through a partnership with its owner, Live Nation, the Delaware County Daily Times reported. The iconic former concert venue has been empty since “Van Gogh: The Immersive Experience” moved out of the space in 2022.

Upper Darby Director of Community and Economic Development Rita LaRue said officials have spoken to Live Nation about the property on a monthly basis for years.

The future of the theater will be one of several topics covered during a technical assistance panel the Urban Land Institute is hosting on behalf of the township in April.

The marijuana real estate company CannDev is selling two retail businesses in South Jersey.

A fully built store in Absecon, outside of Atlantic City, is available for $1.1M. It’s one of three retail licenses that were issued in the city.

CannDev is also seeking $600K for one of the four retail licenses issued in Delran. The property is not built out yet. It’s currently receiving its final approvals from the planning department.
