What do tech tenants want? Enclosed spaces are passe, but its a little more subtle than merely knocking down interior walls(as fun as sledgehammers can be) and equipping the place with ping-pong tables, according to Bixby Land Co CEO Bill Halford. The artful marriage of interior and exterior is important. Tech companies want a collaborative work environment that offers efficient interior spaces and energetic outdoor areas to attract and retain top talent in a competitive employment market, he tells us.

Recently Irvine-based Bixby broke ground on a 235k SF, three-building office campus in San Jose that includes a large outdoor gathering area, overhead doors that open interior spaces to outdoor courtyards, outdoor kitchen and dining areas, couch seating, an exercise deck, fire tables, waterscape features, and a bocce ball court. Given the choice, Bill says, people would much rather have immediate access to a pleasing outdoor work environment.
