Retail has taken a beating in recent years, but Dan Sheridan, president of the retail division of the Irvine Co, tells Bisnow that that isn't keeping the company from adjusting the tenant mix at Fashion Island, its Newport Beach open-air mall on the ocean. About 40 new tenants have leased at the property in the last year, some of which are completely new to Orange County. A recent example of that is Fig & Olive, the NYC-based restaurant that does remarkable things with olive oil, which will open at Fashion Island next summer. New blood is all part of keeping the property competitive, Dan says, something Irvine committed to in a big way with its $100M redevelopment of the 45-year-old property that began about four years ago, despite the recession.
