Two Hotbeds Of Mixed-Use Development Will Spring Up In Capitol Riverfront

The Ballpark District encompasses several projects between First and South Capitol and M and N streets SE. Several developers are collaborating to achieve the vision of this mixed-use project, 11 of them working simultaneously on 12 projects that span the three square blocks. These will add 3M SF of total development, including 838k SF of office space, 212k SF of retail, almost 1,700 residential units and 338 hotel rooms.

The Ballpark District will be a locus of activity during the 2018 MLB All-Star Game. Half Street, which leads into the center field gate, the de facto main entrance of Nationals Park, currently looks relatively underdeveloped compared to the rest of the Capitol Riverfront. It will contain 135k SF of retail and become an entertainment destination. Confirmed retailers include Circa (at 99 M, which delivers Q1 2018), Open Road (at 99 M), Roti (at F1RST), Rasa (at F1RST, which delivers Q2 2017), Taylor Gourmet (at F1RST), Chop’t (at F1RST) and Chipotle (at F1RST).

Already existing in the Ballpark District are the Hampton Inn & Suites with 168 rooms and the Top of the Yard rooftop bar, the 255k SF office building 55 M, with Chix and Buffalo Wild Wings on the ground floor. The National Association of Broadcasters will move its headquarters from Dupont Circle to the Ballpark District in 2018 to One M.

Buzzard Point

Although technically in Southwest, Buzzard Point is also contained within the Capitol Riverfront’s boundary. Audi Field, which is expected to deliver in 2018 and have a capacity of 19,000 seats, is helping to precipitate a new wave of mixed-use residential projects, according to members of the Capitol Riverfront BID. The stadium will include 19k SF of ground-floor retail.

Buzzard Point will, by 2020, boast an additional 105k SF of retail and more than 1,000 residential units spanning three projects: 1900 Half Street, Peninsula 88 and Riverpoint.

1900 Half Street, by Douglas Development Corp., will have 414 rental units and 24k SF of retail. Groundbreaking is scheduled for Q3 2017, and the project’s anticipated delivery is Q4 2019.

Peninsula 88 by Capital City Real Estate will have 110 condos above 1,800 SF of retail, with delivery expected in 2018. Riverpoint by Akridge, Redbrick LMD and Western Development will have 425 rental units, 110 condo units and 80k SF of retail space. The team finishes final designs this summer and plans for a 2019 delivery.

Buzzard Point will also incorporate a new section of the Anacostia Riverwalk Trail, which is part of a larger 18-mile trail system.
