The developer of One Loudoun wants to increase the number of residential units in the town center, and is willing to finance and build a facility that will benefit Loudoun County as a whole to make it happen.

Miller & Smith is hoping to receive Loudoun County’s approval to add 685 residential units and a storage facility to the overall site plan. In exchange, the developer would build and finance an 80k SF indoor recreation facility, the Washington Business Journal reports.

The facility would feature a hard surface for either volleyball or basketball courts, and be positioned as a host space for athletic tournaments. Large-scale athletic tournaments that attract plenty of out-of-towners lead to a solid boost in revenue for restaurants, retail and hotels in the tournament area. Upon completion, the facility would be handed over to Loudoun County to own and operate.

Earlier this year, plans for a baseball/soccer stadium on land near the Route 7 and Loudoun County Parkway interchange in Ashburn were scrapped due to legal wrangling. There’s a good chance the new facility would spring up on the spot intended for the stadium, which already has had the dirt cleared after a ceremonial groundbreaking in 2013.

The massive One Loudoun development is one of the largest projects in the Loudoun County development pipeline. All told, the development will include about 3M SF of office space, more than 700k SF of retail, 750 hotel rooms and potentially more than 1,700 residential units. [WBJ]
