The Yards Phase 2 

Developer: Forest City Washington

Building on the success of Phase 1 of The Yards, which redeveloped existing historic structures in the Navy Yard, Forest City has unveiled plans for Phase 2, which will focus primarily on new construction. The project will break ground in 2019 and is slated for completion in 2030.

Phase 2 of The Yards will comprise 3M SF of mixed-use space between First Street SE and New Jersey Avenue. The development will offer 1,200 units of residential space, 1.5M SF of luxury offices and 150K SF of retail.

“With its initial wave of development, featuring Yards Park and a range of residential, dining and retail options, The Yards established itself as D.C.’s first revitalized waterfront neighborhood,” Forest City President Deborah Ratner Salzberg said in a statement. “Now, with Phase 2 — which, when complete, will nearly triple what has already been delivered —The Yards will offer more incredible office, dining and residential properties in the region.”

Audi Field

D.C. United, Washington’s Major League Soccer team, is getting ready for a big move.

After more than 20 years playing at RFK Stadium, where the Washington football team once played, D.C. United will relocate to Audi Field, a new stadium on Buzzard Point that is set to open in July.

The D.C. Council formally approved the project in the Soccer Stadium Development Act of 2014. The stadium development, which broke ground in February 2017, will have a 19,000-seat capacity, retail space and a 40K SF public plaza. The stadium was designed by Populous, the architecture firm responsible for nearby Nationals Park in Capitol Riverfront and Camden Yards in Baltimore.

The stadium is expected to transform Buzzard Point into a live-work-play neighborhood. The project will generate an estimated $1B in economic activity and $64.7M in fiscal benefits.

Dock79 Phase 2

Developer: MRP Realty

Construction has begun on Phase 2 of Dock79 in Navy Yard. Phase 1 of the project, located at 79 Potomac Ave. SE, comprises 305 apartments, 20K SF of retail and a public plaza and boardwalk. The $110M Phase 2 will be located next door at 71 Potomac Ave., offering 264 apartment units, 6K SF of ground-floor retail and a two-level parking garage. It is set to deliver in early 2020.

The third and fourth phases of the project are set to progress following the completion of Frederick Douglass Memorial Bridge, which is slated for completion in fall 2021. MRP is developing the buildings after partnering with Florida Rock Properties, which owns the land on the banks of the Anacostia River.
