An obsolete suburban office building in Fairfax will soon be torn down and replaced with over 200 residential units.

K. Hovnanian Homes received approval from the Fairfax County Board of Supervisors last month for its planned development on the 18-acre property at 3901 Fair Ridge Drive.

The developer plans to tear down the three-story office building on the site and replace it with a residential community branded as Pender Oaks. It will include 72 condo units in two four-story buildings, 91 townhouses and 56 two-over-two units.

The property sits near the interchange of Route 50 and the Fairfax County Parkway. It is located behind a Harris Teeter-anchored shopping center that also includes a Subway, a Corner Bakery Café, a fitness club, a pet supply store and several other retailers.

“This well‐situated development site is a shining example of how to convert office real estate into a well‐designed residential community," said PenFed Realty's Jason A. Saunders, who worked with the developer in buying the site and designing its plan. "Pender Oaks will seamlessly balance the surrounding retail and established neighboring communities.”
