Fortis Revives Long-Planned Courthouse Project, Increases Density With 166 Units

The Fortis Cos. is reviving plans for a new, dense multifamily project in Arlington's Courthouse neighborhood.

The new plan would create a 12-story, 166-unit development at Fairfax Drive and North Troy St., near Courthouse Road, UrbanTurf first reported.

The developer plans to include a double-height lobby and rear courtyard for residents, as well as 120 parking spaces.

Fortis submitted the plans more than 10 years after the Arlington County Board originally approved a smaller 104-unit development at the same site. The project was previously pursued by Ralph Johnson, the owner of the adjacent Wakefield Manor apartment property, but he faced roadblocks involving historic preservation.

In the intervening years, the Courthouse area has seen other multifamily projects move forward. Greystar has plans to build two residential projects at 2025 Clarendon Blvd. and 2050 Wilson Blvd. with 220 and 423 residential units, respectively.

Developers working in Arlington County say as the Rosslyn-Ballston Corridor continues to fill in with dense, urban development, the demand for new residential projects from families who can't afford to buy will be strong.

"We feel strongly that a well-executed product that caters to those families both from spatial needs, as well as financial needs, I think we have great opportunity to add something that’s sorely missing," Greystar Managing Director John Clarkson told Bisnow last year.
