A Southwest D.C. church has brought on a team to redevelop its property into a multifamily building with ground-floor church facilities.

The Westminster Presbyterian Church is partnering with Bozzuto Development to build a 90-foot-tall mixed-use building with 222 multifamily units and 18,500 SF of ground-floor space for the church, UrbanTurf first reported.

The team, which also includes Dantes Partners and KGD Architecture, filed an application Friday with the Zoning Commission. The application calls for 99 market-rate units and 123 senior affordable units.

The church was built in 1965. The 30K SF lot sits at the corner of Fourth and I streets SW, about two blocks north of the Waterfront Metro station. It is also less than a half-mile from The Wharf.

The entrance to the church would be located on the corner, and the senior and market-rate portions of the building would have separate entrances along I Street. The building's one level of below-ground parking would include 60 vehicular spaces that would be shared by the residents and the churchgoers, plus 76 bicycle spaces.

The rooftop of the building would have landscaped amenity space for the residents. The building would also have a vertical glass feature on the corner designed to make it stand out in the neighborhood.

"A softly back-lit vertical embellishment of channel glass creates an identity for the church and establishes the project as a landmark in the neighborhood," Holland & Knight's Kyrus Freeman and Jessica Bloomfield wrote in the project's application letter.

The project is the latest in a series of redevelopments in the D.C. area that have added residential units to church properties, including projects in Tenleytown, Dupont Circle, Brentwood and Ballston.
