A 1950s-era apartment community in Arlington County's Shirlington neighborhood is being eyed for a major redevelopment.

Standard Communities and the National Foundation for Affordable Housing Solutions filed plans with Arlington County this week that would more than double the density of the property from 294 units to about 717 units.

The Park Shirlington apartments, built in 1956, is a garden-style apartment community at 4510 31st St. South. It sits near the Interstate 395 and Route 7 interchange, less than a half-mile from the Village at Shirlington retail complex, anchored by Signature Theatre and Harris Teeter.

The project, first reported by UrbanTurf, would preserve the affordability of the existing 294 units and would create new workforce and "missing middle" housing. It would include a mix of multifamily buildings and townhouses with open green spaces. KGD Architecture is designing the project.

The development team acquired the property in 2017 for $67M, property records show. Its acquisition included a $6M loan from Arlington's Affordable Housing Investment Fund, according to a county presentation. The county is considering extending another roughly $20M loan to preserve the property's affordability, according to the presentation. The county will hold Site Plan Review Committee meetings beginning in December to discuss the project.
