Plans For D.C. Region's Tallest Building Approved

A Tysons development featuring a 600-foot tower that would become the tallest in the region has gotten the green light to move forward.

Fairfax County Tuesday approved Clemente Development's 3M SF mixed-use development, the View at Tysons, at the Spring Hill Metro station, the Washington Business Journal reports.

Clemente first proposed the project in May 2017. At that time, the 600-foot tower was planned as a mixed-use building with condos and hotel rooms, but last year the developer pivoted it to an office tower.

The building, branded as Iconic Tower, would surpass the height of Capital One's headquarters, a 470-foot tower that became the region's tallest building when it delivered last year near Tysons' McLean Metro stop. Some residents opposed the Iconic Tower's height, but the county supervisors ultimately gave the development their unanimous approval.

The development is planned to consist of 1.4M SF of office, 1.1M SF of residential, a 300K SF hotel, 110K SF of retail and a 26K SF black box theater. The buildings would be constructed around a central public plaza.

With the site's overall zoning approved, the developer must now go through a site plan review process, expected to take up to eight months. Clemente, working with Saudi Arabian billionaire Khalen Juffali as a partner, aims to secure office tenants and a hotel operator before breaking ground.
