Tishman Speyer, Monument Realty, WC Smith And More Unveil Bids For NoMa Site

D.C. in June released a request for proposals for a prime development site in NoMa, and some of the region's top developers are vying to win the bid.

Four of the six teams presented their proposals at an ANC 6C meeting Wednesdsay and the other two will present their bids in January, UrbanTurf reports. The Office of the Deputy Mayor for Planning and Economic Development has also posted each team's presentation slides on its website.

The 42K SF parcel at 2 Patterson St. NE offers the opportunity to build in one of the city's fastest-developing areas. It sits near the intersection of North Capitol Street and New York Avenue NE, two and a half blocks from the NoMa Metro station.

The proposals are as follows:

  • Tishman Speyer, which typically develops office buildings and Thoron Capital, working with STUDIOS Architecture, pitched a 13-story building with a penthouse and 435 apartments above 14K SF of retail. It would also include an arts portion and a 20K SF public park. One hundred thirty-one of the units would be set aside as affordable.

  • Monument Realty, Morningstar Community Development, The May Firm and CHP, working with KGD Architecture, proposed a two-phase project that would include an adjacent parcel Monument has under contract. It would include a mix of apartments and condos, a Cove coworking space on the ground floor and additional retail.

  • WC Smith and The Menkiti Group, working with WDG Architecture, proposed a 405-unit apartment building above 14K SF of retail, including a black box theater. It would have a pocket park and 122 of the apartments would be affordable. WC Smith also built the mixed-income apartment building 2M across the street.

  • Jefferson Apartment Group, Argos Group and SGC Development pitched a 424-unit apartment building, including 170 affordable units, with 8,900 SF of commercial space and a park. The team has deals with chef José Andres' World Central Kitchen and early childhood development center CentroNía to occupy the commercial space.

  • Level 2 Development, in partnership with Habitat for Humanity, proposed 427 residential units, a mix of rental and for-sale homes and a 154-room Cambria Suites Hotel. The residential portion would include 155 affordable units, and the project would have a pedestrian alley intersecting the two components. It would also have ground-floor space occupied by Washington Improv Theater and food and art concept R House.

  • Republic Properties Corp., Urban Matters Development and Capstone Development Partners pitched a 13-story building with a 170-room hotel and 228-unit residential component, with 70 units set aside as affordable. It would also have 15K SF of retail around a public park.
