The huge redevelopment planned for Rosslyn Plaza is slated to go before the Arlington County Board on Saturday.
Vornado and Gould Property Co have proposed a five-phase redevelopment of a 7.65-acre site in Rosslyn that is bounded by 19th Street North, Interstate 66, Wilson Boulevard and North Kent Street. The single block is home to the Rosslyn Spectrum Theatre, as well as older office, and the London and Normandy apartment buildings.
At full build-out, rendered above, the Rosslyn Plaza project is slated to consist of five new buildings spanning more than 2.5M SF, which will include offices, residential, hotel and retail. Offices will take up the bulk of the project by checking in at over 1.8M SF, while the remainder will be divided among 550 residential units, a 200-room hotel and as much as 45k SF of retail.

The developers are seeking to redevelop the entire site at the maximum density allowed under the Rosslyn Zoning District, and will also undertake the construction of public park space known as Rosslyn Park Plaza.
The initial phase of the project calls for a 275-foot, 600k SF building that will include offices and retail, followed by a smaller 240-foot, 290k SF residential and retail building in Phase 2. The buildings will increase in height as the project moves forward, with a 300-foot, 609k office and retail building in Phase 3, a 390-foot, 406k SF structure with residential, hotel and retail in Phase 4, and finally another 390-foot structure for the project’s fifth and final phase, which will consist of 625k SF of offices.

The county manager has recommended approval of both the phased development site plan and the associated rezoning request, but each building will still need to pass final site plan review before it gets built.
The Rosslyn Plaza project will be a massive undertaking once it receives the green light, but it's by no means the only gigantic project in the Rosslyn-Ballston Corridor’s development pipeline, which includes the Ballston Corridor project from Forest City Washington and Rosslyn Gateway from JBG.
