A 38-acre Tysons office park could soon be transformed into a 10-building mixed-use development with residential as the dominant component.

PS Business Parks filed development plans with Fairfax County for The Mile, a 3M SF project to redevelop a portion of the West-Park office park, the Washington Business Journal reports.

The developer in 2010 paid $140M for a portion of the West-Park portfolio that totaled 738K SF of office space. The property sits near the intersection of Westbranch Drive and Westpark Drive, within a half-mile of the Tysons Galleria mall and the Tysons Corner Metro station.

PS Business Parks has already delivered one building on the site, The Highgate, which it completed before it unveiled its plans for the remainder of the property.

The developer partnered with Kettler on the Highgate project, and it is working with Kettler as the development manager for the remainder of The Mile development. Kettler has experience working on major Tysons mixed-use projects, as it is the residential partner with The Meridian Group on The Boro.

The flexible application for The Mile include multiple options for several of the 10 buildings, but it makes clear the project will be heavily residential. The residential space at the project would total between 1.9M SF and 2.8M SF, while the office space would reach up to 535K SF. It is also planned to include up to 340K SF of hotel space, 120K SF of retail and 300K SF of self-storage.

The first new building it plans to develop would be a seven-story, 435-unit project with ground-floor retail. The buildings are planned around a 5-acre park, and the project includes two smaller urban parks.

The developer is also working with Design Collective and Sasaki as the architects on the project. The Fairfax County Planning Commission is scheduled to vote June 19 on the proposal, and the county's planning staff has recommended approval.
