Miller & Smith Approved For 200 Units At One Loudoun, A Fraction Of Its Original Proposal

Miller & Smith had wanted to add another 725 units to the One Loudoun mixed-use project, but after two years of discussion with the Loudoun County Board of Supervisors, it will get just a fraction of that.

The developer has been approved for another 200 units, comprised of 40 townhouses and 160 apartments, the Washington Business Journal reports.

The development had already been approved for 446 units, but in 2015, Miller & Smith proposed to add another 725 to bring the total to 1,171. Facing opposition from county officials, the developer shrunk the proposal to 400 and then again to 300, which still failed to gain approval.

Ultimately, the supervisors voted 7-0-1 to approve a narrower, 200-unit proposal. The approved plan also includes ground-floor retail and the construction of a park-and-ride lot.

Supporters argued the additional housing would improve the county's affordability, while opponents said it would put greater strains on the school system. One supervisor said adding housing could improve the county's chances of landing a minor league baseball team for a long-envisioned stadium at the project.

Developers and economic development officials will discuss the county's development pipeline at Bisnow's Future Of Loudoun County And Cocktail Schmooze On April 18.
