Several top developers are looking to get in on the redevelopment of an 80-acre piece of Northwest D.C.'s Armed Forces Retirement Home campus, and now they may be able to avoid the process that has slowed several other projects.

The General Services Administration Monday issued a request for proposals for the site, located at North Capitol Street and Pershing Drive, and said it plans to bypass the District's zoning process, the Washington Business Journal reports.

The agency, working on behalf of AFRH, plans to avoid the process by treating the project as a "federal action." Over a dozen D.C. developments approved by the Zoning Commission have been held up by a growing wave of zoning appeals, including the nearby McMillan Sand Filtration Site development.

Developers including Lerner Enterprises, Jair Lynch Real Estate Partners and Quadrangle Development Corp. attended a March meeting about the project, which could potentially bring 4.4M SF of mixed-use development to the campus. Developers have until Sept. 28 to submit proposals, and AFRH aims to select a team by March.
