The 7.5-mile Richmond Highway corridor near George Washington's Mount Vernon estate could soon experience a deluge of new development.

Fairfax County's board of supervisors Tuesday approved a land-use plan that envisions up to 18,000 housing units and 8.5M SF of nonresidential development over the next decade.

The plan, dubbed "Embark Richmond Highway," would be centered around a bus rapid transit system running from the Huntington Metro station to Fort Belvoir. The plan calls for mixed-use development within half a mile of the nine BRT stations and concentrates growth around four community business centers.

It also calls for extending the Metro's Yellow Line to Hybla Valley. The two new Metro stops, in Beacon/Groveton and Hybla Valley, would experience the densest development.

The plan would cost an estimated $750M, the Washington Post reports, and would also need state and federal money. County officials estimate the plan would quadruple the area's population to about 40,000 residents.
