DC officials and their development partners broke ground Wednesday morning on the $720M McMillan Sand Filtration Site development on a 25-acre site north of Bloomingdale.
The District, which owns the land, is developing the 2.1M SF mixed-use project in partnership with Jair Lynch Real Estate Partners, Trammell Crow and EYA. The development will include 1M SF of healthcare space; 655 housing units, 134 of them affordable; 125k SF of retail; a 17k SF community center and an eight-acre public park.
Jair Lynch, which is developing the multifamily and retail, landed Harris Teeter to anchor the development with a 53k SF supermarket.
The sited, at the intersection of North Capitol Street and Michigan Avenue NW, served as a water filtration facility from 1905 until the District bought it from the federal government in 1987 for $9.3M.
“Today’s groundbreaking is the culmination of nearly 30 years of work to ensure the McMillan redevelopment will best serve the residents of Ward 5,” Mayor Muriel Bowser said in a release.
