A plan to add more than 450 residential units to the site of the Key Bridge Marriott in Rosslyn is moving forward.

The Arlington County Board announced Tuesday it unanimously approved Woodridge Capital Partners' plan to renovate the main hotel building and add three new residential buildings to the 5.5-acre site.

Los Angeles-based Woodridge acquired the property in 2017 for $190M from Host Hotels & Resorts. Built in 1959, the hotel is the oldest continually operating Marriott in the world. It sits at 1401 Lee Highway, adjacent to the Key Bridge that connects Arlington to Georgetown.

The development plan calls for demolishing two four-story buildings on the property and overhauling the 12-story Marriott building. The renovations would reduce the hotel from 583 to 445 rooms but would add new amenities, the Washington Business Journal reports.

On the west side of the property, Woodbridge plans a 300-unit apartment building. On the east side, it plans two condo buildings totaling 151 units. The residential buildings would each reach 16 stories tall, eclipsing the hotel building and adding to the Rosslyn skyline.

The approval comes after the Arlington County Board Saturday approved JBG Smith's plans for more than 800 units across two residential towers at 1900 Crystal Drive, near Amazon HQ2.

The Arlington County Board is continuing to hold meetings, but several county work sessions and committee meetings have been canceled because of the coronavirus. Other Northern Virginia jurisdictions and the District have canceled zoning approval hearings because of the pandemic.
