The next phase of Southeast D.C.'s major redevelopment of the St. Elizabeths East campus is coming into focus.

Mayor Muriel Bowser announced Monday the District selected Redbrick LMD to develop a 567K SF mixed-use project on the piece of the campus known as Parcel 15, just west of the Congress Heights Metro station.

The project would feature two residential buildings totaling 288 units, including 151 set aside as affordable. The project will also include a 200K SF office building, a 125-room hotel and up to 50K SF of ground-floor retail. The buildings would surround a central public plaza.

Redbrick plans to begin construction in August and complete the project in March 2021, according to its presentation. The developer says the project will create over 2,500 new jobs, including 1,000 in its construction.

Parcel 15 sits in between the Metro station and the Entertainment and Sports Arena, the facility that opened last year and is home to the WNBA's Mystics' games, the NBA's Wizards' practices and other events. The parcel is bounded by Sycamore Drive, 13th Street, Cherry Street and Oak Drive SE.

“The Redbrick LMD development team provided forward-thinking economic development opportunities that complement the Entertainment and Sports Arena and build on our pledge to increase employment and retail amenities for the Ward 8 community,” Deputy Mayor for Planning and Economic Development Brian Kenner said in a release.

In November, Anacostia Economic Development Corp. and Flaherty & Collins broke ground on the redevelopment of seven historic buildings on the St. Elizabeths East campus into 252 mixed-income apartments. The campus has also been tapped as the home for a new hospital from George Washington University, but that deal has faced some issues.
