Microsoft Buys 332-Acre Loudoun County Site For $73M

One of the world's largest tech companies is making a major investment in Loudoun County.

Microsoft acquired 332 acres of the Compass Creek development site for roughly $73M from Leesburg Commercial LLC, an affiliate of Peterson Cos.

The parcel sits on the Dulles Greenway, near the intersection with Battlefield Parkway. It makes up a majority of the 550-acre Compass Creek site that Peterson has planned as a mixed-use development. Peterson sold a 21-acre piece of the site to Walmart in 2016 for $9.8M. The Walmart store is currently under construction along with the Ion International Training Center, a 100K SF ice arena that will open on the site. The property sits directly to the west of the Leesburg Executive Airport and less than 3 miles from the Wegmans-anchored Village at Leesburg development.

The tech giant has not said what it plans to do with the large piece of land. Most of Loudoun County's major land sales in recent years have been for data center projects as the region has established itself as the world's top data center market. Large tech companies like Google and Amazon have grown their data center footprint in the county over the last year.

"I’m very excited that Microsoft has made this commitment to Loudoun County," Loudoun County Economic Development Executive Director Buddy Rizer said in a statement. "Loudoun continues to evolve as a technology location, and I’m very confident this will be a very successful campus for the future of one of the world’s great companies."
