Douglas Development is gauging community interest for a new hotel in Mount Vernon Triangle.

The developer presented plans to the local Advisory Neighborhood Commission Tuesday night to build a 190-room hotel at the corner of Sixth and K streets NW, the Washington Business Journal reports. The plans included an AC by Marriott Flag, which Principal Norman Jemal said was just for illustrative purposes.

The site, at 601 K St. NW, is currently occupied by a two-story building and a parking lot. Douglas acquired the corner site in 2011 for $4.5M after buying the three adjacent lots fronting Sixth Street in 2007, according to property records. The developer also owns the site on the opposite corner of the intersection at 508 K St. NW. That 4K SF site is also occupied by old, small buildings and appears to be just as ripe for development, though no plans have been announced.

Two blocks east, Quadrangle Development and The Wilkes Co. are building a residential-over-retail project, The Lydian. A block south of that, the 100K SF D.C. Bar Association HQ is under construction.

A block east of there — three blocks east of Douglas' sites — a trio of affordable housing developers is constructing a 12-story building, with 50 units set aside for "grandfamilies" — households in which grandparents are raising children — and 173 traditional affordable apartments. All three developments that are underway are expected to deliver in 2018.
