Comstock Partners plans to break ground this year on the first hotel at its Reston Station mixed-use development.

The developer signed a deal in recent weeks with Marriott International to use its Renaissance brand as the flag for a planned 250-room hotel, Comstock CEO Chris Clemente tells Bisnow.
The hotel will be part of a roughly 300-foot-tall mixed-use building that will also include 80 condominiums. Comstock aims to break ground on the project later this year, Clemente said.
"They do a great job with attracting business travelers," Clemente said of Marriott. "They are the 800-pound gorilla in the hotel reservation business, so it was a no-brainer to work with them, especially since they're local. They have some great ideas on how to make the Renaissance brand special, it's gone through some updates in the last few years, so we're excited to be able to bring that to Reston."
The D.C. area has two existing Renaissance hotels, one downtown at 999 Ninth St. NW, and another near Reagan National Airport in Arlington. There had been a third in Dupont Circle, but the property sold last year and the new owner scrapped the Renaissance brand and reintroduced the hotel as The Wink.

Clemente also confirmed the closing of a deal, first reported in the Washington Business Journal, in which Comstock landed Google as an office tenant at Reston Station. He said the tech giant signed a 100K SF lease, with the option to expand to 150K SF, for the upper section of the 1900 Reston Metro Plaza office building. Clemente said the parties signed a lease in December and Google plans to move into the space in June.
Comstock developed the 360K SF office building on spec, designed by architect Helmut Jahn. It signed coworking provider Spaces for 40K SF in January 2018 before landing Google as an anchor tenant. The developer has broken ground speculatively on a second office building at Reston Station, and Clemente said he sees plenty of demand to fill the space.
"They're just the tip of the iceberg," Clemente said of Google. "What's really satisfying is to see as many high-quality tenants as we have seen in the last six months taking an interest in these buildings and the neighborhood we're developing."
