Tysons Overlook Ahead of Schedule

MRP Realty had planned on finishing construction of its new Tysons office building (with partner Rockpoint Group) in November. But the firm's Fred Rothmeijer (third from right) tells us construction on the 307k SF Tysons Overlook, which began last May, should actually finish two months ahead of schedule, despite this year's nasty weather. (Or maybe it's because of the weather; who wants to be hammering in the winter?) Fred also says consulting firm LMI, which purchased the bottom six floors of the building, will have space turned over to them in July, with a move-in planned for next year. Fred was snapped at a broker event for the property with colleagues John Dalton and Zach Wade, CBRE's Terry Reiley, colleague Bob Murphy, and CBRE's Rob Faktorow.

There's 135k SF of space left to lease in the building, and Zach says reception has been strong due to the building's accessibility (next to both the Capital Beltway and Dulles Access Road) as well as position next to the USA Today/Gannett HQ (on the left here). LMI's move (from down the street in Tysons at 2000 Corporate Ridge) is demonstrative of the chase for efficiency in DC office buildings—the firm will take 150k SF at Tysons Overlook versus the over 200k SF it currently occupies. Manik Rath, chief legal officer of LMI, tells us the firm initiated this project to achieve a "customized, modern" workplace while also lowering costs.
