What Tenants Want: Fire Pits and Hot Tubs

This morning, at Bisnow's Multifamily Summit at the InterContinental, Emerald Fund chairman Oz Erickson announced that construction on 150 Van Ness kicks off in February. The neighboring tower 100 Van Ness (also with partner NEBF) will come online in December, and he told the audience to expect a big party. (Does that mean all 250 attendees at our event are invited?) At that project, he's downsizing one- and two-bedroom units and doing more with shared spaces. He says 100 boasts the best rooftop deck in the city--16k SF with fire pits--and has a gigantic 7k SF gym. Amenities are--and will continue to be--key. (Expect pool and hot tub parties at 150.)

HKS Architects principal Brendan Dunnigan says when he moved here from LA 10 years ago, he bought a unit Oz built in the city (based on the orange, he's clearly a Giants convert). A perk, he says, was the 30k SF Albertsons grocery store on the ground level. (Especially when he needed to do diaper runs for his then-1-year-old.) Oz thinks condos are making a comeback and predicts S.F. will go 80% condo and 20% rental in just five years. At one of Brendan's projects, he just designed a dog run on the roof. No need to worry about solid issues and smells, he says; it'll be separated from the tenant area. (And if any dogs are reading this: no need to worry about human drama and smells.)
