Rockwell Quickly Rising, Selling On Van Ness

It was nearly a year ago we introduced you to Rockwell at Pine and Van Ness, which was the biggest condo project in PacHeights to break ground in a decade. Now it’s selling like hot cakes, Polaris Pacific sales manager Wendy Novia tells us. Rockwell is comprised of two 13-story towers with 260 residences, 173 of which have sold so far.

Polaris Pacific's Paul Zeger previously told us the Rockwell is positioned at the "center of activity" and perfect for "full-time San Franciscans." This past Saturday, the topping off party welcomed potential buyers interested in picking up the last units left, with about 65 in attendance and four offers.

Smaller one-bedroom junior units start at $670k and go up to $996k for the one-bedroom penthouses. Wendy says the 500 SF junior bedrooms without parking are ideal for those looking for investment properties to rent out. Prices are averaging $1,250/SF; compare that to last year's $1,150/SF for the Vida complex in the Mission and prices are clearly up. Buyers are loving the amenities, which includes a 24-hour lobby attendant and courtyard with BBQ and fire pit (rendered here).
