After running into challenges with community pushback, Nick Podell Co has changed and resubmitted its Mission District apartment project, including dedicating one-third of the land for the construction of a 100% affordable housing development.
The developer announced a $26M portion of the property would be dedicated to the Mayor's Office of Housing and Community Development. That means 41% of the total 318 rental units will be available to low-income families (up from 16% in the original plan).
The project at 2000-2070 Bryant St (currently home to a 50k SF warehouse) also includes 11k SF of ground-floor PDR/arts space; six ground-floor live-work spaces for artisans and makers; and 7k SF of ground-floor retail, trade shop and restaurant space.
