Scientex Phoenix acquired a 90k SF industrial building at 4501 West Polk St. in Phoenix (above), which was vacant at the time of the sale. The buyer, based in Malaysia, plans to start operations in the building in the second quarter of this year, using it for its plastics extrusion line.

International buyers have an interest in Phoenix. "Scientex officials were very clear about what they wanted, which made the selection process a positive experience from the start,” said Lee & Associates principal Chris McClurg (below), who repped the buyer along with principal Pete Batschelet. Mark DiSabato, principal with Atlantis Commercial, repped the seller, Dominion Enterprises of Virginia.

In the case of Scientex, the deal represents its first expansion into the United States, where it will create about 60 jobs.

The building sits on 3.5 acres and was developed in 1986. It features an active rail line, heavy power, and 10 exterior dock doors and 30-foot clear height. 4501 West Polk St. is less than a half mile south of I-10 and is just east of the future Loop 202 freeway, which is under construction.
