A proposed zoning change has breathed a second life into a plan to develop a long-vacant lot in the Francisville neighborhood of Philadelphia.
The Philadelphia Planning Commission voted to recommend passage of a bill to change the lot's zoning from a combination of RMX-3 and RM-1 to entirely CMX-3, according to PlanPhilly. The latter is a more flexible designation that allows for commercial space and varying housing size.
The Hankin Group, based in Exton, bought the plot from the City of Philadelphia in 2010 for the purpose of building condos, but the recession scuttled any plans at the time. Now, Philadelphia's improved economic standing and the zoning change have combined to provide favorable conditions for a project to move forward.
The new proposal would contain 32 two- or three-bedroom condos, 34 one-bedroom units, an interior courtyard with parking and 3k SF of commercial space.
