A massive warehouse overlooking the Delaware River in Bucks County has been fully leased by a new tenant.

Owner Logistics Property Co. announced the warehouse service provider’s 973K SF contract at the South Penn Logistics Center via a Wednesday press release. A spokesperson for the company declined Bisnow’s request for more details about the occupier.
The space at 2300 S. Pennsylvania Ave. in Morrisville is directly across the river from Trenton.
The building, delivered by FCL Builders in June 2025, has 40-foot clear heights, the capacity for 35 kilovolts of power, and the option to connect the facility to a rail network.
The site is 23 miles from the New Jersey Turnpike exit in East Brunswick and 30 miles from the Port of Philadelphia.
Cushman & Wakefield's John Gartland and Chris Butera were involved in leasing the site alongside Kevin Hagenberg after their colleagues Gerry Blinebury and Jonas Skovdal assisted Logistics Property Co. with the acquisition.
Logistics Property Co. is also working on a similar 442K SF warehouse project in Newark, Delaware, expected to deliver later this year.
The unnamed tenant’s lease came after Logistics Property Co. inked a 1.2M SF lease at Box Park Logistics Center in nearby Cinnaminson, New Jersey, last year, ConnectCRE reported.
While the developer has a strong presence in the Philadelphia region, Senior Vice President Mark Glagola said last year there are some areas the company avoids due to resident and lawmaker pushback.
“We avoid markets because of municipal fears,” he said during Bisnow’s Philadelphia Industrial, Manufacturing and Logistics Summit in November. “There’s no doubt about it.”
The executive believes the industry must do more education and public relations work in the region to avoid that type of opposition.
“We don’t sell ourselves enough,” he said. “Everyone thinks tractor trailers are going to run them over.”
