Prologis Acquires 69 Acres For 1M SF Chicago-Area Industrial Development

Industrial behemoth Prologis acquired 69 acres in suburban Minooka to develop a massive industrial building.

Prologis will develop Minooka Exchange, a logistics facility clocking in at just over 1M SF. The project will break ground "in the coming weeks," Prologis investment officer Josh Bauer said in a release.

"Minooka Exchange will add more than 1 million square feet of modern logistics space to Chicago’s supply-constrained market, providing the capacity local businesses need to operate and grow," Bauer said. "Advancing a project of this scale reflects the strength of Prologis’ local relationships and development expertise."

The company will develop a single-story, cross-dock building with 40-foot clear height, 290 car parking spaces and a 185-foot truck court. The site is adjacent to the Canadian National Railway's Chicago Logistics Hub, which is under construction.

The move comes a few months after Prologis acquired 26.2 acres in Glendale Heights in central DuPage County. The developer is planning two Class-A logistics facilities totaling 454K SF.

Prologis has 341 properties totaling more than 79M SF in the Chicago area. The company has risen to global prominence over the past two decades following a series of shrewd mergers and acquisitions.

New industrial construction more broadly has also rebounded in the Chicago area.

As of the second quarter, Chicago-area active construction of big-box spaces — industrial buildings of at least 200K SF with 28-foot clear heights — totaled 16.9M SF, an 80% year-over-year increase from the same period in 2025, according to NAI Hiffman.
