Industrie Starts Leasing On 200k SF Gowanus Warehouse Redevelopment

Eli Hamway’s Industrie Capital Partners has started leasing for Roulston House, the organization’s 200k SF mixed-use redevelopment in Gowanus.

Industrie acquired three properties—94 Ninth St, 75 10th St and 98 Ninth St—with a 99-year ground lease in April 2015 for $21.2M.

The properties were originally family-owned grocery warehouses and the HQ of Flood Music Studios, who rented out 94 Ninth St for more than a decade.

Designed by Morris Adjmi—who worked on the Wythe Hotel in Williamsburg and the Samsung 837 project in the Meatpacking District—Roulston House was backed by a major capital improvement program that will add four roof decks with outdoor seating, new elevators, a bike storage, showers, common areas, interior lounges and parking.

The building offers 27k SF and 41k SF full-floor floor plates, with open windows on all sides. The ceilings stand at 15 feet throughout, but food and beverage tenants can raise the ceilings to 25 feet.

The building is applying for LEED and Wired Scored Platinum certifications.

Tenant fit-outs are slated to start late next year, and the project's repositioning's total cost is estimated at $90M. Industrie says it’ll retain the buildings’ Renaissance Revival-style corbeled cornices, segmentally arched windows, exposed brick and timber beams.
