A townhouse in Tribeca that allows its occupant to commute to a home office via the city’s only private skybridge has finally sold — for less than half of its original asking price.

The three-story townhouse at 9 Jay St., which connects to a condominium at 67 Hudson St., traded for $24M, the New York Post reports. It was last asking $26M, the StreetEasy listing shows.

The seller was fashion designer Zoran Ladicorbic. It was first listed for sale in 2015 with a price tag of $50M. Ladicorbic would travel from the condo to his office in the townhouse each morning, the Post reported. Before it was a private home, it was part of the New York Hospital, and the bridge was used for moving patients.

“It’s a special, iconic property, and it’s synonymous with Tribeca. People come here to photograph it,” listing broker Kaptan Unugur of Sotheby’s International Realty said.

The property was originally built in 1907 and spans 6,300 SF. The connected condo is 2,300 SF, and the deal comes with a 1,200 SF rooftop and 4K SF of air rights. The buyer wasn't made public.

Condo sales in the city have been slowing, as the global uncertainty and rising interest rates have taken their toll on the market.

The number of contracts signed on residential properties asking $4M the week before last fell to their lowest level since August 2020, per data from Oshan Realty. That number picked up last week, with 21 contracts signed over $4M, 13 more than the previous week.
