St. James Church has filed plans to build a 12 story, 91-unit apartment building on its ground at 2500 Jerome Ave in University Heights in the Bronx. It’s not clear whether the housing will be affordable, NY YIMBY reports, but it sits not far from the Cromwell-Jerome corridor, on the de Blasio Administration’s list of proposed rezonings.
The plans call for a grand total of 83k SF with 4,800 SF of community facilities with an average unit size of 919 SF—meaning units big enough for families are likely. There’s no space for parking in the plans, which is one clue that it may end up as affordable housing, since new zoning waives parking requirements for affordable and senior housing within a mile of a subway stop (both the 4 and D trains are within a few blocks).
SLCE Architects is on file as the designer, and the land is owned by the church. No word on a developer being brought onto the project, or a timetable for completion. The church building dates to 1865 and is landmarked by the city, so it’s most likely not going anywhere. [NYY]
