The 39-acre campus at 3930 Mission Road in Lincoln Heights that most recently housed the headquarters for fast-fashion retailer Forever 21 will be vacant no more. One of the property’s three buildings has been leased to 2028 Summer Olympics organizer LA28, and the other two have been sold to e-commerce giant Amazon.
Amazon bought what marketing materials refer to as Buildings 2 and 3. Together, they total approximately 500K SF. Building 2 is advertised as a 224K SF warehouse with about 11 acres of industrial outdoor storage or a site for a build-to-suit warehouse. Building 3 is roughly 279K SF of newly renovated warehouse space, according to marketing materials.
Public records show that Amazon paid $9.52M in Measure ULA transfer taxes on the transaction, indicating a $146.2M sale price.
It’s unclear what the company plans for the buildings. Amazon declined to comment.
The nation's largest company by revenue has been busy planning a sprawling national network to support same-day delivery operations. Current plans include growing its same-day facilities network to more than 1,000 locations by 2031, up from around 85 today. This campus will put Amazon within 15 miles of more than 5.7 million people, according to materials for the property.
Amazon's same-day push has translated into a surge in industrial demand from the company. It is expected to increase its warehouse footprint across the country by 51M SF, up from 39M SF in 2025, Bisnow previously reported.
The last building on the Lincoln Heights campus, a 667K SF flex office space, was leased to LA28 for a 28-month term, according to a source with knowledge of the deal. Additional terms of the deal were not known.
Called Building 1 in marketing materials, LA28’s new space contains both office and warehouse space and was previously used as offices for Forever 21. It’s unclear what LA28 has planned for the building. The organization did not respond to a request for comment about the lease.
This isn’t LA28’s first lease in LA. The Olympics-organizing entity leased 160K SF of office space at 1150 S. Olive St. in Downtown LA in 2025. An Olympics partner, On Location, which sells ticket packages to the 2028 Games, leased 108K SF of offices at the former Union Bank Plaza earlier this year.
The sellers of the buildings at the former Forever 21 campus and LA28’s new landlord are Newland Capital Group and Related Fund Management, which bought the property last summer from a Blackstone and Worthe Real Estate Group joint venture for $120M, Commercial Observer reported at the time. They planned to redevelop the site with new industrial facilities, but the site was being marketed by CBRE for sale, lease or build-to-suit projects.
Representatives for Related, Newland Capital and CBRE did not immediately respond to requests for comment.
