Colliers EVP Scott Heaton (snapped in his office) says the two buildings, which total about 83k SF, are up for sale or lease. Demand for any industrial product has been high over the last 18 months as vacancy has been between 2% and 3%, he notes. Pico Rivera-based CEG Construction is behind the buildings on Palomares Drive, which were constructed to offer custom build-out options. 

The larger of the two concrete tilt-up buildings totals 50k SF on 2.3-acres and features 26' ceiling clearances, a completely secured truck court, four dock-high loading doors and 72 parking spaces. The second structure totals abut 33k SF on 1.5-acres. It has similar features and parking for 46 automobiles. Colliers' Joseph Williams is sharing the listing on the two buildings, expected to be complete in Q1.
