CGI+ Getting Head Start On Transit-Oriented Miracle Mile Hotel-Multifamily Project

The first leg of the extended Metro Purple Line subway is slated to be complete in 2024, but a transit-oriented mixed-use project near the future Wilshire/La Brea station is getting a head start.

Developer CGI+ announced Tuesday that the eight-story hotel, multifamily and retail project it has planned adjacent to the under-construction station has received full entitlements and is moving forward. The developers are handling construction documents now and expect to begin construction in a few months, a CGI+ spokesperson told Bisnow.

When complete, the project at 639 South La Brea Ave. will hold a 125-key hotel with 3.5K SF of event space and a rooftop deck, 121 rental units and 13K SF of restaurant space along the street and on the roof. Residents in the rentals will have access to on-site car- and bike-sharing.

“639 La Brea will anchor a neighborhood that is really coming into its own,” CGI+ Executive Vice President of Acquisitions and Development Andre Soroudi said in a statement.

The location of the property about a half-block away from the future subway station connects it to all the places the subway will go, including, eventually, Beverly Hills and the Westside. Soroudi added that the proximity to the train would help to ease hotel guests and building residents' reliance on cars.

The project, designed by New York-based Morris Adjmi Architects, will be the architecture and design firm’s first project in Los Angeles.

The multiphase extension of the Purple Line will eventually allow subway riders to go as far east as Westwood. The first phase will add three stations — La Brea, Fairfax and La Cienega — beyond the line’s current terminus at Wilshire Boulevard and Western Avenue and is scheduled to open in 2024.
