Kaiser Permanente has paid $9.3M for a 37-acre parcel in Murrieta, where it plans to build an 824,500 SF complex that will include a hospital, a diagnostic and treatment building, a medical office building and a central energy plant to power it all over the next 25 years. The first phase of the project will be the construction of a LEED Gold 80k SF medical office building, including a pharmacy, laboratory, imaging services and an urgent care facility. Lee & Associates-LA North/Ventura principal Mike Tingus (here with wife Jaime on their honeymoon in Greece) tells us Kaiser identified the site about a year ago and moved quickly, but the size of the project made an environmental review necessary, slowing down the process. Mike repped the seller, a private investment group, along with Lee SVP David Mudge.

The deal closed on the same day that the US Supreme Court ruling upholding the Affordable Care Act’s federal subsidies was handed down, which Mike says is driving the healthcare market. The parcel is at the intersection of Mapleton Avenue and Keller Road, and is near the Loma Linda University Medical Center-Murrieta.
