Battersea Power Station has submitted a planning application for the remaining 16 acres of the 42-acre riverside scheme, proposing up to 3M SF of residential, commercial and leisure space which would nearly double the development already delivered.

Master planner, urban designer and landscape architect Studio Egret West has refreshed the original master plan by Rafael Viñoly, which is more than 15 years old, with future phases to follow a mixed-use approach.

Viñoly’s original master plan has been adapted by dividing each remaining phase into clusters of smaller buildings, helping the neighbourhood to feel more open and connected with the wider area, the developer said.

Phase 5A, within the future phases, has already received detailed planning permission and will deliver 200 new council homes in blocks up to 18 storeys high in partnership with Wandsworth Council. It's due for occupation in 2029. The remaining phases will be subject to design detail and reserved matters applications.

Construction began earlier in September on Prospect Place South, two new buildings designed by Gehry Partners. The buildings are part of Frank Gehry’s first and only UK residential development and will provide approximately 300 homes, 65K SF of commercial space and a 15K SF community hub, while completing the pedestrianised high street, Electric Boulevard.

The new plan will also include a sports, arts and events venue called "The Third Generator."

“Projects of this scale and ambition take decades to bring to fruition, during which time cities naturally evolve and advance, and it’s our duty as custodians of a major undeveloped part of the city to take account of these adjustments,” Battersea Project Holding Co. Chair Tan Sri Shahril Ridza Ridzuan said in a statement.

The Battersea Power Station site has more than 2,200 homes, circa 800K SF of offices and more than 170 British and international brands now open across the riverside neighbourhood.

Labour had previously criticised the master plan, approved under Conservative council control, which had only 9% affordable units, or 386 homes, but the party lost its majority in May, and the current Conservative administration approved the scheme.
