The Crown Estate Unveils Nearly 170K SF Of West End Redevelopment

The Crown Estate Is Upgrading 21-29 Glasshouse Street As Part Of Its Pipeline.

The Crown Estate has unveiled the largest-ever phase of its West End development pipeline with two major projects at 10 Piccadilly and 21-29 Glasshouse Street that will create 169K SF of new office, retail and hospitality space.

At 10 Piccadilly, The Crown Estate will deliver a 91K SF mixed-use redevelopment of the Grade II-listed building that completes the Regent Street curve, facing Piccadilly Circus. The property was originally the Swan & Edgar department store and then home to Tower Records in the 1980s.

The refurbishment will deliver a mix of uses, providing 63K SF of office space, 26K SF of hospitality space across the ground, basement and first floors, and 1,700 SF of retail space on Regent Street.

At 21-29 Glasshouse Street, The Crown Estate will combine two office buildings into one commercial scheme. The retrofit project will provide 63K SF of workplace, with upgraded interiors, larger floor plates, a new rooftop space and an improved reception area. The scheme will also create 15,500 SF of retail space at the basement and ground levels.

The Crown Estate said 10 Piccadilly will target NABERS five-star, WELL Platinum, BREEAM Outstanding, WiredScore Platinum and an A energy performance certificate.

The Crown Estate is working through a long-term vision for its 10M SF London portfolio and said these two projects will complement plans to upgrade the West End’s public realm through the proposed transformation of public spaces across Regent Street, Haymarket and Piccadilly Circus, in partnership with Westminster City Council.

“These developments mark the next step in our long-term vision for the West End, redeveloping historic buildings to reinvigorate an equally historic place,” The Crown Estate Managing Director of Development Kristy Lansdown said in a statement. “By taking an estate-wide view, we can invest in the places and experiences that help the West End succeed on the global stage.”

The Crown Estate’s development pipeline also includes the 124K SF office redevelopment of One Hanover Street, which is pre-let to Ares Management, plus three schemes announced in 2024 — New Zealand House, 10 Spring Gardens and 33-35 Piccadilly — which will deliver a combined 250K SF of commercial space across Regent Street and St James’s.
