Midtown Mid-Rise: New Owner, New Name

The Calais at Courtlandt Square, a 356-unit Class-A mid-rise in Midtown, has found a buyer. Venterra Realty purchased the community and will rebrand it as Calais Midtown. It will update the interiors, including new floors and appliances, and will enhance the building’s exteriors with renovations to the leasing office, fitness center, business center and courtyard areas. The apartment community, completed in 2003, is 92% leased. HFF secured a seven-year loan for the acquisition with a fixed rate of 3.14% with 3.5 years of interest-only payments. Calais at Courtlandt Square is at the intersection of Louisiana and Elgin streets in the heart of the culturally diverse Midtown neighborhood.
