From Spec to Build to Suit in 30 Days

It’s a developer’s dream—before breaking ground on a spec project, a client takes down the whole thing… and asks for more. (To make sure you're not dreaming, look at your groundbreaking shovel. Is it actually your 3rd grade crush? That's a bad sign.)

That’s what happened to Levey Group, which is now doing a build to suit for TriStar Glass Products. Levey Group president David Ebro tells us the firm went in for permits on a 50k SF spec industrial in its IAH Business Park. But TriStar approached it about establishing a presence in the park, and less than a month later they reached final agreement to build a 66k SF build to suit. That crane-served facility will feature a 4,000-amp electrical service, drive-through site plan configuration, and enough land (5.3 acres) for TriStar’s future expansion.

Here’s IAH Business Park; David says TriStar was drawn to it because it was construction-ready, which shortened the development timeline. TriStar will purchase the building upon completion. Levey’s preliminary site plan for the remainder of IAH Business Park depicts over 150k SF of single-tenant industrial space. NAI’s Nick Peterson and John Ferruzzo repped Levey in the deal, and Cassidy Turley’s Blake Anderson and David Eseke repped TriStar.
