This Week's Houston Deal Sheet

Transwestern shuffled personnel this week. The Houston-based company's biggest move was bringing in former director of leasing for Hines and Skansa Tyler Garrett.

Tyler, seen here being photobombed by his daughter Aubrey while enjoying one of his rare days off, joined the firm’s agency leasing team as VP. He'll handle iconic assets like Four Oaks Place and 1900 West Loop South. Tyler's leased approximately 2M SF with an aggregate value exceeding $600M.

Transwestern also announced four promotions within the Houston retail services group: Crystal Allen and Grant Walker have been promoted to SVP, and Chace Henke and Chris Reyes were promoted to VP.

EXECS

Taylor Wright joined NAI Partners as VP in the office tenant representation services division.

Rick Clark joined BMC Capital's Houston office as a VP. Rick has over 20 years of commercial real estate financing experience, including stints with Realty Mogul, Integrity Bank and Washington Mutual.

Cypressbrook Co promoted Jim Cooper (above) to be the new leader of the firm’s third-party property management and leasing division. He was previously a principal/broker with the firm.

FINANCING

HFF senior managing director Susan Hill arranged a $6.3M refinancing for Baybrook Office Park (above), a two-building office complex totaling 87k SF in the Clear Lake area.

JLL’s Capital Markets team, led by Tom Fish and Jimmy Board, completed recapitalization financing for Hedwig Village Shopping Center (pictured) on behalf of Fidelis Realty Partners. John Hancock provided the 10-year, interest-only loan. Fidelis will continue to lease and manage the property.

LEASES

Northern Tool + Equipment leased 19k SF in a two-tenant building across Highway 69 from Parkdale Mall. Baker Katz's Jason Baker and Venture Commercial Real Estate’s Clay Mote repped Northern Tool + Equipment. Streetwise’s Chris Pitts repped the landlord.

SALES

Cushman & Wakefield Parker/Littman team sold 67k SF of retail space on 8.24 acres at 11711 Gulf Fwy. The property in Southeast Houston is currently a Kia dealership.

DEVELOPMENT 

Superior Tank Co announced the expansion of its facility in Rosenberg. The project has a capital investment of approximately $4.7M and is expected to bring more than 100 new jobs to Fort Bend County over the next five years. The company will go from 8k SF to 54k SF.
