West Memorial Place's Big Milestones

It’s been a momentous week for Skanska’s West Memorial Place—it not only topped out, but hit 50% preleased in that time. (That's how you earn your weekend.)

The deal that sealed 50%: Venari Resources inked 29k SF on the eighth floor. Skanska director of leasing Greg Mondshine tells us it came together quickly because Venari was undergoing rapid expansion and had an immediate need for new space—plus room to grow—and didn’t want to leave the Energy Corridor. West Memorial Place will deliver in January, and with tenant buildout starting in September, Venari will need to make some rapid carpet choices. (Bring back shag!) Plus, it gets to be in new Class-A construction, which Greg says was very attractive. Venari was repped by JLL’s Scott Collier, Ryan Barbles, and Diana Bridger.

West Memorial Place is now at its peak 12 stories and will deliver 330k SF of LEED Platinum office space to the Energy Corridor. Petroleum Geo-Services was already signed on to occupy the top four floors. Skanska is pulling a hat trick here, serving as developer, GC, and self-financing. HOK designed the building, which is projected to use 25% less energy than baseline buildings.
