Landmark Kerry hotels Park Hotel Kenmare and The Lansdowne Kenmare are being offered to the market by agent CBRE with a combined guide price of €20.5M.

The sale of the Project Halo hotels individually or together is expected to attract significant interest from hotel operators and investors from Ireland and internationally.

Owned by brothers John Brennan and Francis Brennan, Park Hotel Kenmare is a luxury five-star hotel offering guests panoramic bay and mountain views in the centre of Kenmare, County Kerry.

Park Hotel Kenmare is a longtime member of the Relais & Châteaux and Ireland's Blue Book and features 41 rooms and suites, five dining venues, a deluxe spa, a 25-metre lap pool, an infinity pool and a private cinema.

In recent years, the hotel has had more than €3M of capital investment, including the refurbishment of all bedrooms and corridors and a complete renovation of the ground-floor public areas and kitchen.

CBRE said that the hotel is trading "very strongly", with further growth expected, and is being offered unencumbered of management and franchise agreements.

The Lansdowne Kenmare is a 28-bedroom boutique hotel in Kenmare. Originally built in 1790 as a residence for the second earl of Shelbourne, the heritage building is one of the oldest in the town.

The hotel underwent a complete refurbishment in 2021, which resulted in a four-star hotel accreditation and joining the Small Luxury Hotels of the World and Ireland's Blue Book.

“After 43 years at the helm of the Park Hotel Kenmare we have taken the decision to exit on a high and place the hotel together with its sister property, The Lansdowne Kenmare, on the market,” the Brennans said in a press release. “As you can imagine it was not an easy or quick decision to make.

“Nothing is forever and while we have invested heavily in recent years to ensure both properties are pristine, we feel the time is right to take some time to ourselves, pursue other interests and business opportunities,” they added.

“Purchasers have the opportunity to acquire the two hotels as a single lot and benefit from the economies of scale, or they can be purchased individually,” CBRE Head of Hotels Ireland Paul Collins said. “The hotels are trading exceptionally well and there is the potential for further development adjacent to both properties, subject to obtaining planning permission.”

Both LVMH and Belmond had previously been linked with potential purchases of the hotels.

The brothers are currently filming Series 13 of RTÉ Television's At Your Service, in which they advise struggling hospitality businesses.
